This luxurious holiday home is a brand new one-bedroom apartment, built in February 2006. It is located on the first floor of a small residential apartment block in a mature and peaceful neighborhood. Designed to provide all the comforts of home, it can accommodate up to four people.

The apartment's prime location in the heart of Juan-les-Pins makes it an ideal choice. It is just 300 meters away from the beautiful sandy public beach and a short stroll from the village center. Plus, convenient supermarkets like Leader Price and Spa are only 50 and 100 meters away, respectively.

Right across the road, you'll find Jardin Pauline, a charming park with lush lawns, trees, and benches. It even features a well-equipped play area for children. Additionally, there is another excellent children's play area just 150 meters down the road.

Despite being on a busy road, the apartment is situated at the back of the building, ensuring a quiet and serene environment. It also boasts excellent sound insulation and double glazing, meeting the latest French regulations.

While a car is not necessary to explore the numerous attractions, there is a designated parking spot available in the underground car park. A bus stop is conveniently located right in front of the apartments, and the railway station is just a short walk away. Both services cater to the coastal region, and the bus service even provides direct access to Nice airport.

Last but not least, the apartment's balcony faces south, offering abundant sunlight throughout the day.

- KITCHEN: Air conditioned and luxuriously equipped with base and wall cabinets, tiles, a 4 plate electric hob, a built-in oven, a virtually silent fridge/freezer, a microwave oven, a toaster, a kettle, and ample crockery and glassware for 4. All necessary cooking utensils are also provided.
- BEDROOM: Air conditioned and offers the option of two single beds or a large comfortable double bed. It features two bedside cabinets with drawers, two reading lamps, a built-in hanging wardrobe, a free-standing wardrobe, and two quality rugs.
- BATHROOM: Beautifully tiled with a large illuminated mirror above a marble topped washbasin unit. It includes a full size bath with a shower attachment, a heated towel rail, and a socket for an electric razor or toothbrush charger.
- TOILET: Beautifully tiled with a hand basin, a cupboard below, and a mirror above.
- BALCONY: Spacious and perfect for outdoor dining. It offers a southerly aspect and a view of the pleasant gardens. The balcony is equipped with a large green plastic table that can seat six people, as well as six green plastic armchairs. The satellite dish is mounted on a side wall.

Directions

The apartment has excellent access to public transportation, making it the best way to get around the coastal area due to parking difficulties during the high season. Right outside Square Pauline, there is a bus stop where you can catch a bus to any of the Cote d'Azur resorts and nearby towns inland. The railway station is also close by and provides a breathtaking journey along the coast to all the coastal resorts and even into Italy as far as Ventimiglia, where you can explore a wonderful market offering leather goods and designer clothes. If you want to visit nearby towns like Grasse, Valbonne, and Vallauris, you can easily reach them by bus. However, if you plan to venture into the beautiful mountains, it is recommended to rent a car. All the major car rental companies can be found in Nice and can be booked through their .co.uk websites.

To reach the apartment, you have several options. If you are coming from America, it might be cheaper to fly to London first and then catch a flight to Nice. Nice airport is well connected to many British airports, and budget airlines often offer great deals. From the airport, you can either take a bus or arrange for a car transfer at a reasonable cost.

If you prefer to travel by road, the motorways from Calais extend to the Cote d'Azur. However, keep in mind that an overnight stop, such as in Lyon, may be necessary. The majority of the journey will be on toll roads, and the total toll fees for a round trip will be around £100. Once you reach Antibes, follow the signs to Juan-les-Pins, but be aware that the road layout can be complex. Eventually, you will drive along Boulevard Raymond Poincare, and on the left-hand side, you will pass the Jardin Pauline park with many palm trees. Just before the bus stop, turn in over the pavement and you will arrive in front of the garage doors.
